Greenwood Addition


The design for this modest addition bumps out to the back of this sweet 800 sf Bungalow to in the Greenwood neighborhood of Seattle to create a primary suite, storage loft, and additional Office space. This project was originally imagined as a 2nd floor addition with a previous designer, however the structural upgrades required to the existing residence would have created a great deal more re-work of the existing than could keep the project budget efficient. The footprint of the addition is modest enough on this generous lot to maintain as much as possible of the existing yard space oasis as possible.


The main project goals are to:

  1. Create a Primary Suite

  2. Add more Office space

  3. Increase storage opportunities

  4. Limit structural modifications

  5. Qualify for a Subject to Field Inspection (STFI) Permit

There is a small “at grade” addition currently proposed for this project. At grade additions under 750 square feet meet the requirements of a STFI permit which is an expedited permit type allowing construction to start within a few weeks after the permit submittal vs. several months.
